Major Reinvestment Planned for Downtown Celina

Downtown Celina continues to grow with intention as the City of Celina advances a significant public-private partnership designed to bring new investment, businesses and activity to the heart of the community.

The City of Celina has approved an economic development agreement with Celina Real Estate, LLC supporting a combined $7.5 million in private capital investment across two key Downtown properties: 102 N. Ohio Street at the corner of Ohio and Walnut streets and the historic Mayer Building at 313 W. Pecan Street.

Together, the projects will introduce new restaurant, retail and office opportunities while bringing underutilized properties around the Downtown Square back into active commercial use.

102 N. Ohio Street

At the corner of Ohio and Walnut streets, plans call for a new approximately 12,400-square-foot, two-story commercial building featuring a historic-style façade inspired by the former gas station that once occupied the property.

The development is anticipated to include:

• Approximately 7,200 square feet of restaurant and retail space
• Approximately 5,200 square feet of office space
• An anticipated $6 million in private capital investment

The project creates an opportunity to add new businesses and destinations steps from the Downtown Square while complementing the historic character of the surrounding area.

Historic Mayer Building

The second project will breathe new life into the historic Mayer Building at 313 W. Pecan Street.

Plans include renovating the existing building to provide at least 5,000 square feet of restaurant space, supported by approximately $1.5 million in private capital investment.

The redevelopment will preserve an important Downtown property while creating another destination for residents and visitors to gather, dine and experience Celina.

Strategic Investment in Downtown Celina

Under the Chapter 380 agreement, the two projects are eligible for a combined maximum of $2.3 million in performance-based economic development incentives. The incentives are tied to construction and verified private capital investment and will be funded through Tax Increment Reinvestment Zone No. 11 (TIRZ #11).

Construction on the Mayer Building project is required to begin by January 1, 2028, with completion by June 1, 2029. Construction at 102 N. Ohio Street is required to begin by October 1, 2028, with completion by March 1, 2030.

This partnership represents the kind of strategic reinvestment that supports Celina's long-term economic vitality while protecting what makes Downtown special. New restaurants, retail and office space will create additional opportunities for businesses, generate economic activity and give residents and visitors even more reasons to spend time Downtown.
